It's Time.

We are pleased to announce that the  Cambridge Courthouse redevelopment is finally moving forward.  We look forward to developing a project that will add vitality and significant benefits to this section of  East Cambridge.
A courthouse and jail since 1974, the Edward J. Sullivan courthouse will now be transformed from a vacant and abandoned brutalist-designed building, to a vibrant mixed-use community which will include new neighborhood retail amenities, affordable and market housing for Cambridge residents and office space for local companies.
It is our plan to start construction in the first quarter of 2018, with completion scheduled for MM, YYYY.
We look forward to continuing to work with the neighbors and the City of Cambridge to bring this redevelopment to fruition.

Continuing the Revitalization

In the early 1800’s, East Cambridge was an island surrounded by marshland, fast forward to 1974 when the Courthouse was constructed and the City launched a plan to encourage development called the East Cambridge Riverfront Plan which brought new zoning to the area. East Cambridge has been revitalized during this period with significant developments creating a strong retail corridors down First Street.
In 2008 the Courthouse closed and the jail remained until 2014.
Leggatt McCall, a premier developer and owner in greater Boston, was awarded the rights to develop the state owned building in 2013.  After a comprehensive permitting process and working groups in the community which helped shape it into the project it is today, Leggatt McCall received its Special Permit from the City of Cambridge in 2014.

Public Benefits

Retail Spaces
- Retail spaces with tenants willing to invest and service the neighborhood in meaningful ways, particularly small, local, owner-operated businesses that are already active in the area.
- Small grocer in city-owned garage along First Street
Job Creation
Create approximately 6,400 months of full time equivalent construction employment over 4 years (including interior tenant work) and approximately 1,500 new permanent jobs upon completion.
Affordable Housing
24 new housing units, 1/3 of the housing units will be designed for affordable housing and 1/3 for middle-income, above the Citys Inclusionary Zoning Ordinance.
Innovation Space
The lower floors of the
    building (podium levels 2-4) will be marketed to smaller start-up
    companies as innovation space.
Sustainability
The project will be
    designed to achieve a LEED Gold certifiable level.
Economic & Tax Benefits
- Generate approximately
    $3.0 million in new annual tax revenue
- Plus $1 million in new
    annual income from the First Street Garage for the City of Cambridge
Open Space
Create 1/3 acre landscaped
    area of large trees, plantings, seat walls, and walkways in an urban
    garden setting at the suggestion of residents and members of Councilor Toomey’s working group
Grocery
Based on significant
    interest from area residents, we are committed to master leasing and
    improving the vacant retail space along first street to create a small
    neighborhood grocer.
Daycare
Ownership is currently
    exploring the possibility of day care on the lower floors of the building
    that could service area families and tenants of the project.
